Businesses need a waste removal partner that shows up on time, communicates clearly, and doesn’t bury pricing in fine print. As a locally owned company operating out of Elizabethton, TN, Container Man LLC understands the pace and logistics that commercial customers deal with – tight scheduling windows, limited parking or loading areas, and the need to keep a site looking professional while work is underway.
Our dumpster rental services are built around flat, predictable pricing so you can budget a cleanout or renovation project without worrying about surprise charges. That predictability matters whether you’re a property manager juggling turnover costs across several units or a business owner handling a one-time office cleanout.
Commercial needs vary widely, and Container Man LLC works with businesses across a range of project types:
Because commercial projects range from small office cleanouts to large-scale renovations, sizing varies more than in residential work. Our dumpster sizes hub covers the full lineup, but many commercial customers land on a 20-yard dumpster for standard cleanouts or step up to a 30-yard dumpster for larger renovation or buildout volume. If your project involves heavier construction debris, our construction dumpster rental page covers sizing for those situations specifically.
Commercial customers choose Container Man LLC for a combination of reliability and value. Our flat 7-day rental rates – $195 for 10- or 15-yard containers, $295 for 20-yard, $395 for 30-yard, and $495 for 40-yard, plus a $225 haul fee – give property managers and business owners a clear number to plan around instead of a moving target. Full pricing details are available on our pricing page.
Being locally owned and based in Elizabethton, TN, also means Container Man LLC is invested in the same communities our commercial customers operate in, across the Tri-Cities and into Southwest Virginia and Western North Carolina. We’re a call away, not a regional dispatch center, which tends to translate into faster answers and more straightforward scheduling when a business needs a container on short notice.
For contractors and property managers who work with us regularly, that consistency adds up – the same company handling debris removal project after project, without having to re-explain your site or your expectations each time.
Setting up commercial dumpster service is designed to be simple, even for busy schedules:
1. Call (423) 431-9267 and describe the job – a one-time cleanout, an ongoing renovation, or a recurring need across multiple properties.
2. We recommend a size and schedule based on your project scope, timeline, and site access.
3. Delivery. We bring the container to your business, job site, or property, coordinating around your operating hours where needed.
4. You fill it over the 7-day rental period, or per whatever cadence we’ve arranged for recurring service.
5. Pickup and haul-away. Call when you’re ready, and we’ll remove the container promptly so your site stays clear.
Any site-specific requirements – weight limits for heavier commercial debris or permit needs for containers placed on public right-of-way – are confirmed with you at the time of booking, since these depend on your specific location and municipality.
Can I set up recurring service instead of a one-time rental? Yes – many property managers and businesses with ongoing debris needs arrange recurring pickups instead of a single 7-day rental. Call us, and we’ll work out a schedule that fits your operation.
Will a dumpster fit in our loading area or parking lot? In most cases, yes. Tell us about your site’s access and preferred placement when you call, and we’ll confirm the right container size and drop-off spot before delivery.
Do you work with property management companies overseeing multiple locations? Regularly. If you manage several properties across the Tri-Cities, one point of contact at Container Man LLC can coordinate dumpster service across all of them rather than you having to rebook with a different vendor each time.
Container Man LLC serves businesses, property managers, and contractors throughout Northeast Tennessee, Southwest Virginia, and Western North Carolina, with fast, flat-rate dumpster service you can count on. Yes. We supply containers to contractors, property managers and businesses across the Tri-Cities, and we can schedule swaps so work is not held up waiting on an empty container.
Yes. Call ahead with your programme and we will schedule the swaps around it. Giving us the dates in advance is the difference between a container arriving the same week and waiting.
No. The flat rates and the $225 haul fee are the same whoever is renting. What changes the cost is the size of container and how many hauls the job needs.
A 10 or 15-yard is $195, a 20-yard is $295, a 30-yard is $395 and a 40-yard is $495. Each is a flat rate for a full seven-day rental, plus a $225 haul fee that covers delivery and pickup. There is no separate dump fee on top. A standard weight allowance is included in the flat rate and we confirm it with you when you book.
Most containers are on site within one to two business days. Call (423) 431-9267 with your dates and we will tell you honestly what we can make work. We deliver Monday to Friday, 8:00am to 5:00pm.
The haul fee covers both the delivery of the container to your site in the Tri-Cities and the pickup once you are finished. It applies to every rental and is quoted up front, so the price you are told is the price you pay.
A standard weight allowance is included in the flat rate. Heavy material like concrete, brick, dirt and shingles adds up far faster than household junk, so tell us what you are loading when you book and we will confirm the allowance and the right size for the job.
Seven days, included in the flat rate. That is a full week from delivery, not a part-day or 48-hour window.
Call us before the seven days are up and we will work it out. It is far easier to arrange an extension in advance than to sort it out after the pickup is scheduled.
Electronics and TVs, tires, paint, batteries, chemicals and hazardous waste, refrigerators and air conditioners containing refrigerant, propane tanks, medical or biohazard waste, and asbestos. These need to go to a dedicated recycling centre or hazardous waste facility. Everything else – household junk, furniture, construction debris and yard waste – is fine.
Yes, but heavy material is usually best in a 10 or 15-yard container rather than a large one, because weight becomes the limit long before space does. Tell us it is a heavy load when you book so we send the right container.
No. The load has to sit level with the top of the container so it can be legally and safely tarped and hauled. If material is stacked above the rail we may not be able to take it that day, so keep it level as you load.
Allow roughly 60 feet of straight clearance in front of the drop spot and around 12 feet of width, plus clear overhead room – the truck lifts the container high to set it down. Low branches and power lines are the usual obstacles.
Roll-off containers are heavy and are set down on wheels and rails. If you are concerned about a finished or newly sealed driveway, tell the driver and lay plywood on the drop spot – it spreads the load and is the simplest protection.
Please do not. Once it is set it should stay where the driver placed it. Moving a loaded container risks injury and property damage, and it may not be positioned for the truck to collect it. If the spot is wrong, call us and we will sort it.
Yes. We work with homeowners doing a one-off clean-out and with contractors running ongoing jobs in the Tri-Cities. If you need containers swapped as a build progresses, call and we will schedule around your programme.
Yes. We also run excavation, grading, land clearing and demolition, and we deliver fill dirt, shale and driveway gravel. It is the same crew and our own trucks, so one call covers the container and the dirt work.
We deliver and collect Monday to Friday, 8:00am to 5:00pm, and we are closed at the weekend. Call (423) 431-9267 during those hours and you will speak to someone who can give you a straight answer.
